City film and mountain dust block the glass differently
On the Biltmore and Arcadia side, around 85018 and the streets people pin with the Desert Botanical Garden at Papago Park, the soil is a haze: pollen, traffic film, and the fine dust that settles when the air goes still. It does not look like a layer from the yard. The monitoring app still sags, because haze on the glass is haze in the cell. Bird debris shows up where turf and a pool give them a reason to sit.
Ahwatukee Foothills, 85048, faces South Mountain Park and Preserve. The dirt is coarser. You can see it as a tan line at the low edge of the module, pushed there by wind and left there by a rain that was too short to rinse. North Central roofs are a mix: older tile, sometimes a small array added later, and construction dust if the block is full of remodels. Roosevelt Row is rarely a house array. If the modules belong to a building, I am not the person your association wants on a common roof.
Desert Ridge, Norterra, Deer Valley, and the Happy Valley corridor are home base, and those production roofs are on solar panel cleaning in North Phoenix. ZIPs 85050, 85083, and 85085 belong there. Arcadia and Ahwatukee also have neighborhood guides: solar panel cleaning in Arcadia and solar panel cleaning in Ahwatukee. This page is the city-wide version.
Tile, pitch, and the roofs I will not freelance on
Most Phoenix house arrays sit on concrete tile. The tile breaks when you treat it like plywood. I use the paths the roof can take, I do not drag a hose across a ridge for fun, and if the pitch or the drop says this array should be cleaned from a pole or not at all, that is the plan. Biltmore and Arcadia roofs hide panels on a back slope more often than a street photo suggests. Send a picture from the yard.
Some associations want a certificate of insurance before anyone is on a roof. Tell me the community in the first text. I am insured, and I would rather email the certificate than discuss it from the driveway. Mid-rises downtown are usually not a house call. Street-level homes with their own modules are.
Purified water is the method. Phoenix water is hard. A hose rinse in the sun dries as mineral spots, which is a new film, not a clean. I am not there to scratch the glass or to scrub a coating off with a pad. I do not quote a percentage of production back to you. Output loss depends on how long the soil has sat, the tilt, and what landed. Cleaning removes the soil. It does not change the size of the system.
Pollen, monsoon mud, and the rinse that makes it worse
Spring pollen around Papago and the irrigated Biltmore lots sticks, then Valley dust lands on top. A light monsoon cell does not wash that sandwich away. It turns the low edge to mud and spots the rest. People see rain and assume the panels had a rinse. The app usually disagrees a week later. Houses under Piestewa Peak and along South Mountain get the dust first. North Central gets it with street grit mixed in.
That mud is a cleaning visit. It is not the Monsoon Touch-Up Guarantee. That guarantee is exterior window glass after a Valley Shine Pro window clean, for 14 days. Panels are this appointment, at a normal price, whenever the soil is actually sitting on the glass. If you want the windows the same week, window cleaning in Phoenix is a separate line, and I would rather do the roof before the glass so I am not dumping grit into a track.
If someone already tried a hose from the ground, I look for the spots they baked on. Some lift with a proper rinse. Some have started to bond. I will tell you what I see. I will not promise a lab result. How often depends on this roof. A South Mountain-facing array usually wants a wash more often than a sheltered North Central roof. I will say what I would do after I have seen the array once.
What to send so the price matches the roof
- The address and the part of Phoenix: Biltmore, North Central, Arcadia, Sunnyslope, or Ahwatukee
- A photo of the array from the yard, and a note if the roof is tile
- Whether the association wants insurance on file before roof work
- Anything you already know about bird debris or a hose rinse that spotted the glass
- Whether you want the windows the same week, which is a separate line
Text (623) 552-1425 with that. I reply with a flat price, usually within the hour during the day. If I get there and the roof is steeper or the array is larger than the photo, I stop and reset the number before I am on the tile. The Valley-wide method is on the solar panel cleaning page. Drives are pressure washing in Phoenix. The quote form is fine if you want to attach the roof photo there. If the house is in Desert Ridge or along Happy Valley, use the North Phoenix page. That is home base.
