Two dusts, one neighborhood, almost no free rinse
The Foothills and Foothills Club West sit against South Mountain Park and Preserve. The dust off that slope is fine until it packs, then it is a sheet on the glass. You notice it on the lower rail first. North-facing windows are the view. The array is often aimed the other way, toward the sun, which means toward the open south, where it still catches the mountain dust the wind moved across the roof. People look at the mountain and forget the modules are facing the other horizon.
Mountain Park Ranch and the Pecos side pick up road film and, when a lot is being scraped, a paler construction dust that sticks harder than ordinary desert soil. Calabrea mixes both depending on the street. Lakewood adds trees and water, so bird debris shows up more than it does on a bare foothill roof. Equestrian Trails adds organic dust from the horses, closer to an acreage film than to a Club West roof, even though the ZIP still says Ahwatukee. ZIPs 85044, 85045, and 85048 all land here. The village tells me more than the ZIP.
Ahwatukee Foothills Towne Center, Desert Foothills Park, Pecos Park, and Foothills Golf Club are pins. The golf club also means irrigation mist and birds on nearby roofs. None of those pins is a module count. Rain is scarce enough that "it will wash off in July" is usually a wish. A short cell, when it happens, spots the dust. It does not replace a cleaning.
What the monitoring app is telling you, and what it is not
I will not invent a savings number for an Ahwatukee bill. Soil blocks light. On a clear week, a sagging curve is a reason to look at the glass before you pay an electrician to look at the inverter. Dust, pollen, and bird droppings are what I take off. A cracked module or a dead optimizer is not a rinse, and I will not pretend it is. If you want the screenshot in the text, attach it. I am pricing the clean either way.
Purified water is the rinse because the tap water spots and the sun finishes the job by lunch. I do not pad-scrub. Construction dust on a Pecos-side roof is gritty. Rubbing it is how you haze the glass permanently. Bird debris at Lakewood and near Foothills Golf Club gets lifted off the surface. Smearing it to the next module is not a technique.
If you hosed the array from the yard last summer, look for the dotted mineral mask. A proper rinse lifts dust and a lot of that loose scale. Bonded spots can remain. I would rather show you than talk you into a result the glass will not give. The first clean after a long dry stretch is the one that changes the look from the yard. Maintenance after that is shorter, and I will say so once I have seen how fast this roof soils. Club West and a Pecos-facing Mountain Park Ranch house do not share a calendar just because they share a town.
Village rules, tile, and the order under the panels
Club West and parts of The Foothills are gated. Mountain Park Ranch wants the village name, not "the Ranch," because there are several entries and I will not follow a car through the wrong one. Some associations want a certificate of insurance for roof work. Ask. I will send it. I am not interested in a debate with a patrol truck after the ladder is up.
These are mostly concrete tile production roofs. They crack under a careless walk. If the array is a single south face at the eave, a pole may be the whole visit. If it is split, or it sits above a patio cover, the photo needs to show that. I price what I can see. A second face discovered from the roof is a conversation before I start it, not a quiet add-on.
Do the roof before window cleaning if you want both the same week. Rinse water off an Ahwatukee array runs toward the driveway and the sliders. I am not going to detail the mountain glass and then dirt it from above. The pad is pressure washing. Orange stucco is house washing, a soft wash, not a blast. The Monsoon Touch-Up Guarantee, when you have booked windows, is those exterior panes for 14 days. It does not include the modules. A dust week on the array is a solar visit.
- Foothills and Club West roofs, code in the first text
- Mountain Park Ranch and Pecos-side film, including construction dust called out
- Lakewood bird debris and Equestrian Trails organic dust, rinsed off the glass only
- Purified water, no abrasive, no fake kilowatt promise
- Tile walked only as far as it needs to be walked
Village, side of town, photo
Text (623) 552-1425. Village name, gate note, and a photo of the array from the yard. Mention if the lot behind you is under construction or if the roof is at Equestrian Trails, because that dust is not Club West dust. I text a flat price, usually within the hour during the day.
The service overview is solar panel cleaning. The quote form is fine for the photos. I still answer with one number.
