Old Towne brick and Catlin Court patios
Historic Downtown Glendale is brick-trimmed sidewalks, gas lamps, and small patios in front of the shops and restaurants on Restaurant Row. Brick and old mortar do not take a narrow tip at close range. I use a wide fan and a surface cleaner on low enough pressure to lift grime without cutting the joints. If a joint is already loose, I tell you before I start.
Restaurant fronts are grease and spilled drinks near the door, gum at the threshold, and leaf stain from the shade trees in Catlin Court. Grease gets a pre-treat and time to work, not just more pressure. Rinse water has to go somewhere, so I keep it off a neighbor’s patio and out of their doorway. Tell me where the drains are and when the neighbors open.
Arrowhead and Northern Avenue retail entries
The retail around Arrowhead Towne Center and the power centers on Northern Avenue, like Northern Crossing at 59th, is a pattern you see all over the West Valley: wide entry walks, cart corrals, a drive-through lane, and the trash enclosure behind the building. Most of the stain is at the front door and the dumpster pad. The rest is dust.
I quote by area, so send which part you want: the storefront walk only, the walk plus the drive-through, or the dumpster pad too. Oil spots in the parking stalls lighten with a pre-treat. Old oil set into the concrete rarely disappears, and I will not promise it will. I usually work early or after close so customers are not walking through wet concrete.
Westgate plazas after an event
Around State Farm Stadium and Desert Diamond Arena, the Westgate Entertainment District’s walks and plazas take a crowd on game and concert nights. What is left is drink spills, food grease outside the restaurants, and gum in the high-traffic spots. The best time is the morning after, before the next crowd shows up.
Event days close lots and back up the Loop 101, so I schedule around the calendar instead of fighting it. Send the dates to avoid. A full plaza and a single restaurant patio are very different jobs. I price the concrete you name, and the property manager’s rules on water and hours come first.
West Glendale dust and the 303 office entries
Out along the Loop 303 in the New Frontier district, the buildings are big distribution centers on open, graded land near Luke Air Force Base. I do not wash a 200-foot truck court. I do the office entry, the employee walk, the break-area patio, and the front steps visitors use. Those are the parts people notice.
West Glendale dust is fine and gets everywhere. A summer dust storm lays it across every flat surface, and then the first monsoon rain turns it into a brown film on the concrete. One wash after storm season usually gets the entry back. If the building wants a regular schedule, tell me how often and I will quote it that way.
