How much does window cleaning cost in Phoenix?

Residential window cleaning in Phoenix is priced per home, not per window. The price depends on the size of the house, how easy the glass is to reach, how many floors it has, and whether you want the inside done too, and Nathan texts you one flat number after a quick look or a few photos.

Why there is no price list on this site

Two houses with the same square footage in the Valley can be very different jobs. One is a single-story ranch with sliders that open straight onto the patio. The other is a two-story with a wall of glass over the pool, a second-story balcony, and screens that have not come off in years. A per-window or per-square-foot number would be wrong for one of them, so Valley Shine Pro does not publish one.

Instead you get a flat, all-in price for your house. It covers the glass, the frames, the sills, the tracks, and the screens on the work you asked for. There is no add-on list that shows up on the invoice after the job.

What actually moves the price

Size of the home: More rooms means more openings, more screens to pull, and more tracks to clean out. It is the starting point for every quote.

Floors and access: Second-story glass means ladder work and more care around stucco, tile roofs, and landscaping. Glass over a pool, a steep slope, or tight side yards take longer to reach safely than ground-floor windows off a patio.

Inside, outside, or both: Exterior-only is the most common Valley visit. Interior glass is available on the same visit, and it changes the time on site, so say so when you ask for a quote.

Hard water and buildup: Sprinklers and irrigation that hit the glass leave mineral spots that a normal clean does not lift. Heavy buildup is assessed when Nathan sees the glass, and he will tell you up front what can realistically come off.

Screens and tracks: Screens are pulled and cleaned, and the tracks are vacuumed and wiped. Homes where the tracks are packed with dust from a few monsoon seasons take longer the first time. Torn screens are a separate repair, priced on their own.

How often you book: A recurring plan (quarterly, tri-annual, or bi-annual) comes with a preferred rate and priority scheduling, because a home on a schedule never gets as dirty as a home that waited two years.

What the Phoenix climate does to the job

Valley glass collects a different kind of dirt than glass in wetter places. Fine desert dust settles every week. A monsoon cell can leave a muddy film on the west and south sides in an afternoon. Hard water from sprinklers dries into white spots in minutes in the summer heat. That is why the clean includes the frames and tracks and not just the middle of the pane, and why the first visit on a neglected home is usually the longest.

Exterior window cleans come with the Monsoon Touch-Up Guarantee. If monsoon weather or ordinary Valley dust redeposits on the exterior glass within 14 days, text (623) 552-1425 and those exterior windows are touched up at no charge.

How to get your flat price

Text (623) 552-1425 with your city, roughly how big the house is, whether it is one or two stories, and whether you want the inside done. A couple of photos of the back of the house help. Nathan replies with a flat price, usually within one business hour. You can also use the quote form.

If the photos do not tell the whole story, for example heavy hard-water staining or a tricky second-story section, Nathan may ask a follow-up question before he sends the number. He does not do pushy sales calls, and the price he texts is the price.

Bundling with other work

Many Valley homes book the glass with pressure washing for the driveway and pool deck, or with solar panel cleaning for the array on the roof. They are separate jobs with separate methods, but they can go on one quote and one visit. Ask for all of them in the same text and the price comes back as one flat number.
